Most delays in an external audit start before the auditor arrives. The trial balance isn’t final, a bank statement is missing, and a shareholder loan has no agreement. Fieldwork stops while the finance team hunts for paper, and a 4-week audit turns into 10.
External audit services in Dubai follow a predictable sequence. Once you know what happens in each phase and what the auditor will ask for, you can get the documents ready in advance and keep the schedule.
Here’s what an audit includes, how the weeks run, what to hand over, and how to shorten the whole thing.
What External Audit Services Include
In an external audit, an auditor who had no hand in preparing your accounts tests them and reports on them. The work follows International Standards on Auditing and ends with a written opinion.
For most Dubai companies, the external audit is the statutory audit: the one your mainland licence, free zone authority or corporate tax status requires. The engagement normally delivers:
- An auditor’s report with an opinion on the financial statements
- Audited financial statements under IFRS or IFRS for SMEs
- A management letter listing control weaknesses and suggested fixes
Some firms also offer agreed-upon procedures and review engagements, which test less and give less assurance. Banks and regulators that ask for an audit won’t accept those instead, so confirm what the requester needs before you commission anything.
For the difference between external and internal audit, see internal vs external audit in Dubai. If you’re wondering how often to audit, our post on how often a business should be audited covers it.
The Audit Process And Timeline
The timeline below assumes closed, reconciled books. Add time if yours aren’t.
Week 0: Engagement
You and the audit firm agree on scope, fee, and deadline in an engagement letter. The firm checks independence and confirms it’s approved to sign for your regulator. Sign early, since auditors fill their calendars in the 3 months before common deadlines.
Week 1: Planning
The auditor reviews last year’s accounts and your business model, then identifies areas where errors are most likely. In Dubai, that’s usually revenue recognition, stock, receivables, and related party balances. You receive a document request list. Returning it complete in the first week saves more time than any later step.
Weeks 2 to 4: Fieldwork
The audit team tests your numbers. They send bank confirmation requests, check sales and purchase invoices against contracts, attend or review stock counts, vouch fixed asset additions, test payroll and calculate whether your end-of-service benefit provision is right.
Fieldwork can happen on your premises, at the auditor’s office or remotely. Remote audits work when your records are digital and bank confirmations go out by post or portal.
Weeks 3 to 5: Queries and Adjustments
The auditor sends questions and proposes adjusting entries. You respond, agree the adjustments, and post them. Slow answers here extend the audit more than any other factor.
Weeks 5 to 6: Draft Statements and Sign-Off
The auditor prepares draft financial statements. Directors review them and sign a management representation letter, which confirms that the information supplied was complete. The auditor then issues the signed report.
After Sign-Off: Filing
You submit the audited statements to the authority through its portal, or keep them on file for the corporate tax return. The management letter comes with the report. Read it, since the same weaknesses tend to come back next year if nobody acts.
Document Checklist For Your Auditor
Prepare these before the engagement starts.
Corporate Documents
- Trade licence and any renewal certificates
- Memorandum and articles of association
- Share register and board resolutions for the year
- Shareholder and director details
Accounting Records
- Final trial balance and general ledger
- Bank statements for every account for the full year, including closed accounts
- Bank reconciliations at year-end
- Aged receivables and payables listings
- Fixed asset register with additions and disposals
- Stock count sheets and valuation, for companies holding inventory
Contracts and Commitments
- Lease agreements for offices, warehouses and vehicles
- Loan agreements and shareholder loan terms
- Contracts with your top 5 customers and suppliers
- Insurance policies and guarantees
Tax and Payroll
- VAT returns for the year and the reconciliation to revenue
- Payroll records and WPS files
- End-of-service benefit calculations for each employee
- Corporate tax registration and any related filings
Disclosure Items
- A list of related parties and balances with each
- Details of events after year-end, such as lost customers or new loans
- Any legal claims or disputes
Two items cause more audit delay in Dubai than the rest. One is the shareholder current account, where balances move without paperwork and the auditor can’t confirm them. The other is the lease: IFRS 16 requires most leases to appear on the balance sheet, and many small companies haven’t calculated the right-of-use asset.
How To Shorten Your Audit
- Close the books early. Finish month-end reconciliations before the auditor starts. Auditors can’t test balances that are still moving.
- Send the full document list in week 1. Piecemeal delivery causes the longest delays.
- Name one contact. A single person who can answer queries the same day keeps fieldwork on schedule.
- Document shareholder transactions. A one-page loan agreement for each shareholder advance removes a common query.
- Reconcile VAT to revenue before year-end. Differences between VAT returns and the ledger get picked up in every audit.
- Act on last year’s management letter. Repeat findings extend testing and may affect the opinion.
First-year audits take longer because the auditor learns your business from scratch. A new auditor in a later year also needs extra time to review opening balances.
When The Auditor Finds Problems
Findings range from small adjustments to issues that change the opinion. Typical outcomes:
- Adjusting entries. Most findings. You post them and the audit continues.
- Unrecorded liabilities. Often end-of-service benefits or accruals. These reduce profit and sometimes push equity negative.
- Going concern doubt. If liabilities exceed assets and there’s no support from shareholders, the auditor may add an emphasis paragraph. A shareholder support letter can resolve it.
- Qualified opinion. The auditor couldn’t get enough evidence, or found errors you won’t correct. Banks and some authorities treat this as a red flag.
Raise bad news early. An auditor who hears about a missing document in week 1 can work around it. One who finds out in week 5 can’t.
Choosing An External Audit Company
Pick a firm by regulatory approval, relevant experience, and responsiveness. A firm that audits companies like yours in your sector knows the typical issues and the questions your regulator asks. Ask for the engagement letter before you commit and check that it names the deliverables, the deadline, and who signs.
To check an auditor’s approval, see our guide to auditors in Dubai. To see which regulator’s rules apply to you, start with statutory audit in Dubai.
How AMD Audit Runs An Engagement
At AMD Audit, an external audit starts with one document request, built from the checklist above and adjusted for your sector. We build the schedule around your earliest filing date and tell you at the start if any document will take longer than that schedule allows. The same team understands your VAT and corporate tax position, so numbers in the audited statements agree with what you’ve already filed.
Frequently Asked Questions (FAQs)
Can an External Audit Be Done Remotely?
Yes, if your records are digital and your bank can process confirmation requests electronically. Stock counts and fixed asset checks may still need a site visit, depending on the size of your inventory.
Does the Auditor Need Access to My Accounting System?
Read-only access speeds up testing considerably, since the auditor can pull transactions without waiting for exports. Many firms accept exports from Zoho Books, QuickBooks, or Tally if system access isn’t possible.
What Is the Difference Between an Audit Report and a Management Letter?
The audit report gives the auditor’s opinion and goes to the regulator. The management letter is a separate private document listing control weaknesses and recommendations. Most authorities don’t ask for it.
How Long Do I Need to Keep Audit Records?
General UAE commercial rules require at least 5 years, and the corporate tax regime asks for 7 years of records for tax purposes. Keep the signed financial statements, the audit report, and your working files together for the longer period so you can produce them if the FTA asks.
Get Your Audit Started
Download last year’s financial statements, gather the checklist above, and send the full set to your auditor in week 1. If you don’t have an auditor yet, the AMD Audit team can scope the engagement and give you a timeline before you commit.
